Volodya Gusak and Garry Fawley - Kelowna Springs steal repost

The completion date for the Kelowna Springs land swap with Denciti was July 15. The next day an agreement was entered into with Denciti building an indoor pickleball court on a 'cost plus, plus 10%' basis. Including land acquisition cost, that could exceed $4m. Here.
There is an anomoly. While property values are disclosed on title for most properties around 480 Peno Road, there is no value assigned for 106.4 acre, 480 Peno Road. The Kelowna Springs Golf Course was acquired by Denciti in 2023. The purported sale price was a huge $30+ million. Financial details weren't disclosed, but the land carried a BC Assessment value of $4.35 million at the time. Denciti granted a vendor takeback mortgage for $5m. Adjacent 60.7 acre ALR property 3030 Old Vernon Road was purchased by Denciti in the fall of 2022. Stated value at land titles is $7.1m.
On March 19, 2024 Sukhdev Sandher bought 87 A1-zoned acres at 3330 Old Vernon Road for $9.8m, over asking.

There is a Black Mountain watermain located on the Hereron right of way between 2910 and 3030 Old Vernon Road that services Kelowna Springs. The alleged purchase price for 480 Peno Road is outrageously high. A number used repeatedly by Tom Dyas to justify his land swap is $35m.
The rock bottom price for zoned and serviced commercial land in Kelowna is $1.5m per acre. For top end, which is what Denciti is getting, its $2.5m per acre.

9.1 acres of city-owned industrial land at 3199 Hollywood Road North is worth $17m to 22.7m. Road development is underway now. Denciti is swapping the 60 acres of 480 Peno Road that is unsuitable for construction because of aquifiers, and retaining 46 newly rezoned acres. That newly rezoned flood plain ground is worth a minimum of $69m and upwards of $115m. Thrown in for free by Kelowna taxpayers is $8m in infrastructure, such as roads.

Add it up and the Denciti swap reaps the cons between $95m and $143m off the backs of citizens.

While still in development, our conspiracy theory is simple. Denciti grossly over-reported the non-public sales price of 480 Penno Road and leveraged that lie 20 to 50 times through Khalistani bought politicians. First Punjabi Colin Basran and now Dyas. Key operative is David Negrin.

The highly anticipated public hearing regarding the Kelowna Springs Golf Course land swap by Denciti Development Corp. was held on March 10, 2026. Conspicuously absent was President of the fukkin company Volodya Gusak. Concerned citizens did indeed let Fawley know what they thought of their wetlands being paved over by crooks. To butter up those in attendance and prevent heinous violence, Fawley bought a free round. Mayor Tom Dyas and his Sikh sidekick Mohini Singh didn't attend. No other Kelowna councillors attended either.

The first Denciti meeting provided only 2 weeks notice. After the rescheduled meeting giving required notice to locals, Denciti produced and submitted a survey showing 13 people strongly in favour, with 1 mildly opposed. Nobody attending the event received any survey. Many would suggest this is prima facie evidence of deliberate manipulation of the process leading to bylaw approval.

Kelowna pickleballers call out Dyas - revisited

Theme of Tom Dyas and Denciti for the Kelowna Springs steal was the need in Kelowna for pickleball courts. Servicing pickleballers was the rally cry for paving over Kelowna Springs. The newest all weather pickleball facility in Kelowna is the Pickle and Paddle Athletic Club's 33,000 sq. ft. facility near the Kelowna airport at 2045 Matrix Cres.
The facility was announced July 7th and will open in September. Its a 5 minute drive from Kelowna Springs. Cost to Kelowna taxpayers is zero. The new facilty came about through a simple zoning change. "10 indoor pickleball courts are for casual play, competitive leagues, and everything in between." A week after this annoucement, mayor Tom Dyas blows something past $4m of taxpayer money for pickleball courts on the Kelowna Springs flood plain.

In addition, on June 30 Kelowna council approved rezoning for a 12-court indoor pickleball facility at 2092 Enterprise Way. The project by Argus Properties transforms their vacant industrial space into courts. By the end of 2027 the Parkinson Recreation Center will add 24 courts, 12 of them indoor.
A letter published on Castanet exploded the conmen's false narrative months ago. "Dencity’s offer is not free."

"The association already allocates all the money it receives from their members. The pickleball association did not go to Dencity (to ask for a pickleball facility), Dencity went to it for its endorsement as a large group. Most of the players do not support this development on this land."

Pickleball needs no specialized buildings. Virtually any empty space is fine. Since there is an inexhaustible supply of that in Kelowna, only a criminal would build courts with taxpayer money. Tom Dyas's lies have been many and obvious. He is a conman. The all-in taxpayer cost of the Dyas Kelowna Springs give-a-way is potentially over $100m, and the project has always been a Khalistani legacy project of the corrupt Colin Basran.
Under Tom Dyas, taxpayers are paying for facilities that aren't needed, are competition to the new courts, are to be built over a greenspace flood plain, and are a part of a Khalistani backed conspiracy that robs taxpayers of multi-millions for no benefit.

The above is patently ridiculous and was submitted by Denciti as evidence of overwhelming community support.
